STANDARD SITE IMPROVEMENTS
Site Work: Excavation for home and garage, trucking
excess dirt, backfill and grading of lot ready for landscaping. Home foundation: Nominal 4" slab with 3500 PSI
concrete & fibermesh. Perimeter is to have a nominal 6" deep by two
foot wide footing with two #4 rebar. Slab will be extended for any ordered brick
work. Skirting: 8 inch block, fully grouted, and doweled to
home slab every 6 and with anchors provided every 4. Upper one to two
courses to be broken face. 8x12x16 block will be provided where necessary for
brick work on home. Provide & install plates & wedges, and belly band,
caulk and paint to match home. Flatwork: 5 exposed walkway from driveway to
entry. 7x 12 entry landing at same level of home flooring. Fourteen inch
wide steps from walk to entry. 48" wide entry walk to driveway, 36" wide
walk from driveway to 3 door on side of garage. Standard driveway is 24x22.
120 Sq. ft. of patio and steps. All flatwork is to be exposed except entry
landing, patio landing, steps and patio which are to be brushed. Standard Garage: 24x22, with 16x7 overhead door,
3x6 window, and 3x68" side door. Garage door to have opener and
two controls. Garage to be a monolithic pour with 6" or 8" stem walls
as called for by code, with a 2" slope. Garage to have R-11 wall
insulation, blown R-16 attic insulation , sheetrocked, taped, textured, and
painted. Garage to have enclosed eaves, 16" front and back, 12" side
eaves or to match home. 200 amp service is to be placed on garage. TV and phone
utilities are to be routed through garage. Exterior Paint: Garage and entry/porch area is to be
painted to match home. Electrical: 200 amp service, with 2" conduit
provided to home connection. Garage to have one dedicated circuit for irrigation
timer, three way switch for garage light, four outlets, two lights by garage
door, and one light by 3 door. Also provided is electrical hook up for sump
pump located at crawl space. Mechanical: extension of dryer vent to outside. Utilities: 1" PVC water line to home, fully
insulated copper line under home to home connection. Storm lines from gutter
downspouts to private storm connection. 3" drain line around perimeter of
home, 1" conduit to garage and then to home for phones and cable TV.
Sanitary line and cleanout to slab of home. 1" T , shut off valve and drain
valve for irrigation system near water meter. Fencing: Heritage white vinyl fencing. 6 on sides
and returns, 3 along wetland. Landscaping: Front yard landscaping; 800 sq. ft of
rolled lawn, 5 small plants and one tree, lawn and planter irrigation system,
underground back flow 6 station timer, 6 valves. Flatwork is sleeved for
irrigation lines, rear and side irrigation lines stubbed out. Gutters: 5" rolled gutters as needed. Sidewalks along streets:
